621A - SUPERVISOR OF MAINTENANCE

      Job Description


 

REPORTS TO: Director, Facility Services

QUALIFICATIONS:

1. High School Diploma
2. Ten years of supervisory experience in maintenance operations.
3. Knowledge of basic principles of school maintenance.
4. Such alternatives to the above qualifications as the Board of Trustees may find appropriate.

SUPERVISES: Coordinator, Maintenance, Maintenance Foremen, and support personnel
 


TERMS OF EMPLOYMENT: Administrative/Professional Pay Grade 5, 226 days Wage/Hour Status: Exempt


MAJOR RESPONSIBILITIES AND DUTIES

        1. 

Direct and manage the maintenance operations of the district.

        2.

Receive and process work orders for repair and maintenance of buildings.

        3.

Develop and maintain written departmental procedures for maintenance, repair and operations of all district buildings and equipment.

        4.

Oversee warranty work on all special projects.

        5. 

Implement federal and state law, State Board of Education rule, and local board policy in maintenance.

        6.

Compile, maintain, and file all reports, records, employee certification, equipment standards and other documents required in maintenance area, including documentation in regards to compliance of Clean Air Act.

        7. 

Prepare data necessary to process maintenance payroll.

        8.

Administer maintenance budget and ensure that programs are cost effective and that funds are managed prudently.

 9.

Compile budgets and cost estimates based on documented program needs.

        10. 

Plan and direct inventory of stock control program for equipment and supplies.

        11.

Initiate purchase orders and bids in accordance with budgetary limitations and district policies.

        12.

Replace and maintain a current inventory of supplies and parts to avoid delay when reordering.

13.

Approve purchase orders for maintenance department.

        14.  

Coordinate and oversee construction  projects for the district.

15.

Conduct on-site inspection projects to ensure conformance with construction documents, programs, and needs.

        16.

Recommend disposal of obsolete equipment and purchase replacement equipment when necessary.

        17.

Assign work to maintenance personnel and oversee completions.

        18.

Evaluate job performance of employees to ensure effectiveness.

        19.    

Participate in recruitment, selection, and training of personnel. Assist in making sound recommendations about personnel placement transfer, retention, discipline and dismissal.

        20.

Maintain safety standards in conformance with federal, state, and insurance regulations and develop a program of preventive safety.

        21.

Notice Employees: Posting special notices that are authorized by the Texas Department of Health.

22.

Ensure labeling of all containers of hazardous chemicals with specific information.

        23.

Ensure that equipment is maintained in operating and optimum condition to eliminate potential of injury during normal maintenance of equipment with in the district.

        24.

Notify all affected employees of the existence of the Lockout/Tagout Program and provide employee training for such.

        25.

Maintain documentation for the Lockout/Tagout program.

        26.

Perform quarterly spot inspections to assure compliance to the Lockout/Tagout program.

        27.

Manage and maintain all records pertaining to surveillance and testing to conform to the Indoor Air Quality Research Act making sure that the highest possible air quality is in each facility of the district.
                28. Work with engineering and consulting firms on proper testing and analysis in order to resolve any complaints by occupants.
                29. Administer employee training in compliance with the AHERA Rule.
                30. Improves leadership skills through self-initiated professional development activities.
                31. Performs duties in a professional, ethical, and responsible manner as defined in the TEA Code of Ethics for Educators.
                32. Uses information provided through the District appraisal process to improve performance.
                33. Respond to after hours emergencies as needed.
               34. Performs other tasks and assumes such responsibilities as related to the position as assigned.
               35.  Annually establishes and meets performance goals.

Computer, copier, fax, and related office equipment
Working Conditions:
Mental Demands: Reading, ability to communicate effectively (verbal and written); maintain emotional control under stress; coordinate district-wide functions.
Physical Demands: Frequent districtwide and occasional statewide travel; occasional prolonged and irregular hours; work indoors and outdoors to conduct on-site inspections of all maintenance facilities and construction projects.
